Building process — in simple English

Seven stages, explained without the jargon.

Building works do not have to feel overwhelming. We break the architectural and construction journey down into a transparent, step-by-step timeline. From initial surveys to final handover, you always have full visibility over your project’s progress, budget, and next steps

Phase 1

Pre-Contract Preparation & Statutory Consents

  1. STAGE 01

    Consultation & Discovery

Brief review, budget benchmarking (£1,800 to £3,000+ per sq m), and diagnostic site checks.

  2. STAGE 02

    Measured Survey

1:50 scale plans, elevations, sections, and space planning of the existing building.

  3. STAGE 03

    Planning Pathway

Lawful Development, Prior Approval, or Full Householder Planning portal management.

  4. STAGE 04

    Building Regulations

Technical packages, engineer integration, and formal Principal Designer appointment under the Building Safety Act 2022.

  5. STAGE 05

    Detailed Tender & Builder Selection

Exhaustive itemised Schedule of Works, competitive tendering with vetted builders, line-by-line tender analysis, and standard UK homeowner contract setup.

Phase 2

Post-Contract Execution & Site Delivery

  1. STAGE 06

    On-Site Construction Oversight

Pre-commencement site rules, scheduled milestone inspections, long-lead procurement, and strict written change orders for any variations.

  2. STAGE 07

    Snagging Audit & Handover

Room-by-room snagging audit, Building Control Completion Certificate securing, Operations & Maintenance manual delivery, and managing the 2.5% to 5% retention fund.

Keep it stress free

Our golden rules for building with clarity.

Never start without an itemised Scope of Works

If it is not written down, it is not priced — and it will be charged as an extra later.

Ring-fence a 10% to 15% contingency fund

Older buildings hold surprises. A contingency turns a crisis into a decision.

Put every variation in writing first

Agree the cost and time effect of a change before the work begins, not afterwards.

Pay only for verified milestones

Release funds against completed, inspected stages, with retention held back to the end.

Hire for capability, never the lowest tender

The cheapest quote is usually the least complete one. Proven fit beats headline price.

Secure consents and party wall agreements upfront

Statutory approvals settled early remove the single largest cause of costly delay.
